We bought a house!

Starting the bathroom renovation.

OK, not a new house for us, but a rental property in which my wife’s sister will live as she retires. When we croak, it’ll be inherited by our two daughters, and My sister-in-law’s son.

We knew we’d have to do a bit of renovation in the bathroom, but the more my nephew Nate and I dug into it, the more s(tuff) we found. Photos below the fold.

There was some black in the bottom of this corner, so we knew we’d have to dig in and find what had been wet and molded.

Starting to remove the plaster

Nate under the house, working on raising the floor a bit, and reinforcing a concrete block column from 1920. Better his 41-year-old self under there than my 68-year-old ass.

We had not planned oh having to gut the entire bathroom, but the more we dug in, the more we found.

The whole floor is out, and we have to redo the plumbing.

At least we’ll be able to do the plumbing with room to work, rather than in an extremely short crawlspace.

  1. I was thinking the same thing. As long as the floor is gone may as well update the plumbing and whatever electrical you can reach. Can’t wait to see the kitchen. How many SF and how about an outside shot (front, sides and back). Is this on or near your homestead?

  2. What you are seeing is the plaster walls which have not been demolished yet. This is a bathroom, so we’ll have to put cement board as backer for tile. Yes, we’re updating the disasterfied plumbing, but the electrical is OK.

    We won’t be redoing the kitchen, at least not yet, because our tenant will be moving in on December 23rd. The kitchen is workable, if not more than 1970s modern, but the bathroom showed signs of shower leaks in the walls, so we had to redo that.

    It’s Nate’s mother who’s moving in. Nate provided roughly a third of the down payment, and we provided the rest — plus the d(arned) closing costs. My sister-in-law will be paying us rent, out of which the mortgage and repairs will come. When we croak, our two daughters and Nate will jointly inherit the house, and can do with it as they please.
